If you are renting a condominium unit and there’s a leak in the kitchen? Who should shoulder the expenses? Well actually, the kitchen in the unit we are living in have been worn out for more than a year. It was made out of wood and now, the sink is about to collapse because of the wood that’s already broken. The faucet and pipes have been leaking because of this. The unit below us complained yesterday that the leak has reached their kitchen ceiling and according to the maintenance guy, we need a total overhaul of the kitchen. That means, a major repair is needed.

So going back, who should pay the expenses? Is it the unit owner, or the tenant? It depends on the contract. In our agreement with the unit owner, wear and tear will be shouldered by them whatever the cost is. Thus, I called her to inform about it and boy I am so glad she will pay for it. This is actually my first time to inform her about a fix that is needed. We used to shoulder the expenses whatever fix was needed but now, since we can’t afford major repair, we let the unit owner know.

For those who are renting and have issues about repairs, it’s better to talk to the unit owner first.
